Before you head out to view homes, it’s important to speak to a lender and get pre-approved. At this meeting, you will discuss your financial picture and arrive at a price you can afford. With your pre-approval in hand, you can shop with the confidence that not only you can make an offer when you find the perfect home but you have the documentation to demonstrate to the seller that you are serious about your offer – increasing your chances of having your offer accepted.
FIND YOUR PERFECT HOME
This is the fun part! Using the search function of my website, you’ll have access to live listings taken directly from the MLS. Filter for price, size, bedrooms, and many other features. Save your favorites and make notes directly on the listings about what you like and don’t like. When we meet, you and I will discuss your favorites along with others I can recommend and schedule in-person home tours.
Making An Offer
Once you find the right home, we will prepare your offer. This is where the pre-approval becomes important. We will package both price and terms to create the strongest offer possible, including the pre-approval letter which provides the proof that you can afford the property. Once the seller reviews the offer, they may accept, reject, or offer a counter offer. We will continue to negotiate until both parties agree on the terms and your offer is accepted.
Obtain Final Loan Approval
Once all parties have accepted the contract, your lender will work with you to get your final loan approval. They will order a property appraisal and provide you with your loan options. Even though you’ve had a pre-approval, the lender will again review your financial situation to ensure there are no changes and review the appraisal to make sure you are not paying more than the value of the home. It’s very important not to do anything to affect your credit or income during this period; do not buy anything on credit, start a new job, or even pay off credit cards without consulting your lender. Then the lender will issue a final approval and you’re ready to close on your new property.
Home inspection
One of the most important elements of your home buying process is the home inspection. Even the most beautiful home could have hidden issues such as mold or structural damage. Hiring a licensed home inspector to evaluate the condition of the property is vital to the home buying process and we will make sure a positive report is a contingency of the sale. If the inspection does uncover any issues, we can request repairs from the seller or cancel the sale if necessary.
Appraisal
An independent, professional appraiser will prepare a report that offers the fair market value of the home. They will examine recent sales in the area which are comparable in size, condition, location, and many other features, then the report will render a market value that the lender uses to justify the sales price offered. On occasion, the appraisal will be lower than the offer price, in which case we will negotiate the offer price or cancel the contract.
Final Walk- Through
Once we are ready to close on the sale, we will visit the home again and perform a final walk-through. This is an important step, even for a vacant home. During this visit, we will confirm any needed repairs have been completed and make sure the home is in the same condition it was when the offer was made.
Closing
This is the best part! Closing day! You will sign all necessary paperwork and once your loan has funded, you get the keys to your new home! It’s as simple as this. Buying a new home is a series of steps we will walk through together. At each stage, we will discuss all your options and I will be there to answer any questions or concerns you might have.
